“Should I jump into real estate?” Or “Maybe I've been doing real estate and I'd like to do more of it.”
Dentist Real Estate Investing 101: How to get started without losing your shirt.
I am a huge fan of real estate. My story began before I was a dentist, real estate investing first in 1980 (over four decades ago). Real estate is the platform, the asset class that set me free. But like anything in life, there are ways to do it right.
There are more expedient ways to do it.
Just knowing where the minefields are is one of the key aspects that each one of us needs to know so we don't fall into those traps, or what I call, “headwinds.”
Understand that markets cycle. Right now is a time to be cautious.
Whatever worked for anybody in the last several years, even going back to 2012 after we came out of the great financial recession (this includes you, me, people that you know, people that syndicate real estate, etc.), at least 50% of the success was due to the market.
Yes, people have to do the work. They have to get out there and do it.
I'm a fan of that, but the market has made up for a lot of sins and errors. It’s made a lot of people look like geniuses when they're probably mediocre at best.
This is not a discredit to people that work hard to get there.
As I said, I'm a fan, but the market is changing right now. So, the models that have been used going back 10 years are not going to work going forward.
Whatever you've been looking at, reading books about wholesaling, fix and flips, rentals, syndications, or the Bigger Pockets forums… Look, they’re all great places… until now.
You can wait for new information from these places, but how quickly can they move the needle and change?
Real estate education is always a lagging marketplace.
You've got to be on top of what's working now, if you're going to stay in the game or get into the game, understand what to do and what not to do.
