Early on in my life when I was in college, I studied and read books on both models. I could make no sense out of the stock market and Wall Street. There was no control – it was just about trying to pick winners and use numbers. That wasn’t even remotely fun for me. 

But Real Estate made all the sense in the world.

I started buying properties back when I was in my early twenties. I built up a portfolio, and I learned as I went along. I learned how I could control the investments that I wanted to buy with alternative investments. I could vet them, I could underwrite them, I could learn how to put the right tenants in the property so it would generate cash flow. I could learn to do those things.

And as I learned to do those things, I realized that I had the control. 

Today, there are ways to offset the management side because I know some of you are saying, “Oh, I could never do that” or “I've tried that before – it didn't work out.” 

Look, you just didn't have the path laid out for you. You tried doing it the typical way taught by people who tell you to get into real estate, and it didn’t work out. Maybe you took that traditional landlord path, and it blew up. You just didn't know what you didn't know – don't beat yourself up. 

But there is a way to do it. I did a lot of it myself when I was young and had more time than money, but today, it's about leverage—not just financial leverage but also leveraging a network. A network is everything to you. The people you know, having that community and tribe, provides access to opportunities and relationship capital. That’s what drives everything.

You may think successful investing is calling great shots on Wall Street, picking winners and losers. But successful investing comes from inside information. It comes from the inefficiency of the alternative investment model, which allows individual investors like us to have a really great chance because Wall Street can't play where we play. 

We fill in the voids of the marketplace. 

With the turbulence from the pandemic, there will be even more opportunities in the inefficient marketplace. It's a place where you can double your net worth and increase your cash flows like never before, but these opportunities only come around every 8-10 years.

Once they’re gone, they’re gone until the next cycle. 

The next few years will be what I call an inflection point. You have the opportunity to make a major move in your financial net worth and wealth, which in turn becomes predictable, sustainable cash flow.
